2nd Floor Description
69 Mercer Street, Second Floor is a private, full-floor office available directly from the owner in the heart of SoHo, between Spring and Broome Streets. Located in a classic cast-iron elevator building, this space offers long-term stability with no landlord right to cancel and three-year and longer lease terms available. The building is owner-managed and known for its quiet, professional atmosphere.
The floor features an open and flexible layout with high ceilings, exposed ductwork, and wide plank flooring throughout. Large windows provide consistent natural light across the space, creating a bright and functional work environment well suited for creative offices, design studios, showrooms, or professional firms. Glass entry doors offer a clean, modern arrival while maintaining separation from common areas, and the layout allows for both open work areas and enclosed offices if desired.
Central HVAC and existing lighting are in place for efficient move-in, and the space includes a dedicated kitchenette and private restroom, supporting full-time office use without shared facilities. Elevator access opens directly into the building, and the location places tenants among SoHo’s leading retail, galleries, and dining, with convenient access to multiple subway lines. This is a direct lease by ownership, with full commission offered and all reasonable offers considered.

Historical Overview
69 Mercer Street was originally constructed in 1876 for dry goods merchant Edward C. Eliot. Designed by architect Theo. A. Tribet and built by Robinson & Wallace, the five-story, three-bay building exemplifies the cast-iron architecture that defined SoHo’s commercial boom in the late 19th century. Its full iron façade features paired Corinthian columns, tall segmental-arched windows, and a deep bracketed cornice, striking a balance between fire-resistant utility and ornamental appeal. Completed in under six months, it was first occupied by G.D. & L.E. Delano, a dry goods firm, at a time when Mercer Street was rapidly transforming into a textile and mercantile corridor. Though updated internally during the 1990s and later adapted for creative and retail use, the structure retains its original proportions and façade detailing. 69 Mercer remains a contributing structure within the SoHo–Cast Iron Historic District Extension, recognized for both its architectural integrity and its role in Lower Manhattan’s industrial and commercial development.
